It wasn't the milestone I'd imagined.

I blindly trusted my realtor to negotiate hard on my behalf. I assumed they would help me understand what the home was actually worth, how to structure the right offer, and when to push back.

Instead, I was shown comparables that made no sense, and I was nudged toward stretching my offer price. I didn’t know enough at the time to challenge it. I didn’t know how to properly evaluate the comparables, how to structure an offer strategically, or what I should have been negotiating beyond the price.

And there was something else I didn’t understand: how my realtor was being compensated.

I was simply told, “You don’t have to pay me. The seller pays my commission.”

What I didn’t realize was that their compensation was tied to the purchase price. I was trusting them to negotiate the lowest price possible on my behalf, while their compensation could increase as the purchase price increased.

I only understood that disconnect much later. A 2.5% buyer-agent commission based on the purchase price can mean a significant difference in compensation depending on the price of the home — without necessarily reflecting the time, effort, or value actually delivered.

It made me wonder: whose interests were really being optimized — theirs or mine?

I started talking to other first-time buyers — dozens of them. The same patterns kept surfacing: pressure to move fast, critical information arriving too late, buyers who didn’t know what questions to ask, and compensation structures that nobody had really explained.

Almost everyone felt like they didn’t fully understand what they were getting into until it was already done.
